PROJECT DESCRIPTION
6 White Hart Drive, Rouse Hill is a seven-storey affordable housing development delivered by Decode Construction in partnership with Link Wentworth, providing 33 new affordable housing apartments that meet Silver LHDG requirements within the heart of Rouse Hill Town Centre.
Within The Hills Shire, where rental affordability is critically constrained and waitlists for social housing continue to grow, the development makes a measurable contribution to addressing housing need. By delivering well-located affordable housing units within 200 metres of retail, employment, schools, medical services, and public transport, the project ensures residents can remain connected to work, family, and community.
APPROACH AND INNOVATIONS
Built as part of the National Housing Accord which see NSW committed to the delivery of 3,100 new affordable homes in 2024-25, 6 White Hart Drive, Rouse Hill was an opportunity for Decode to give back to the communities who need it most. Designed with thoughtful urban integration and innovation-driven efficiency in mind, its slender built form responds to an irregular footprint and tight separation constraints, preserving sunlight, outlook, and privacy for both new and existing residents. Vertical framing, articulated façades, and a defined podium reduce perceived bulk and create a civic presence that blends seamlessly into the town centre.
Sustainability initiatives include a 5 Star Green Star outcome, rooftop solar, rainwater harvesting, and energy efficient fixtures and appliances to reduce ongoing living costs. Passive design strategies maximise cross-ventilation and solar access, minimising reliance on mechanical systems.
CHALLENGES FACED
The project was constructed within a live and highly constrained environment, directly adjacent to an operating shopping centre, and an occupied residential building. Maintaining safety, access, and positive stakeholder relationships with the council, shopping centre operator, and adjacent residents was critical. Monthly community touchpoints ensured transparency and collaboration throughout construction and a temporary access agreement was negotiated with the shopping centre. Despite these challenges, the project maintained an exemplary safety record, achieved zero lost time injuries, and completed on schedule.
