
Decode Construction is proud to have commenced an Early Contractor Involvement (ECI) partnership with Sekisui House Australia for the planning and design of a landmark residential project in St Leonards, comprising over 220 premium apartments across five architecturally designed 8-storey buildings.
This collaboration reflects Decode’s continued success in transitioning seamlessly from ECI to construction ensuring design certainty, risk mitigation, and construction readiness from the outset. Our expert pre-construction team is working closely with Sekisui House and consultants to lay a solid foundation for a successful project delivery.
ECI Overview
The ECI process is being delivered in two key phases:
Phase 1 – Due Diligence
- Participate in design meetings and established the design program
- Conduct site investigations and early assessments
- Liaise with local authorities, the PCA, and surrounding stakeholders
- Support consultant procurement and engagement
- Develope the ECI Target Price, incorporating value management strategies
Phase 2 – Design Development and Pricing
- Facilitate design coordination and program milestones
- Contribute to constructability reviews and risk identification
- Support preparation of authority submissions
- Develop a detailed construction methodology and program
- Work collaboratively to achieve the ECI target budget
- Engage early with suppliers and subcontractors
- Deliver a D&C Lump Sum Price proposal including quotes, samples, and team structure
